Unique Features of the Location and Plot

The villa is situated on an L-shaped plot spanning approximately 1,800 m², featuring a steep southwest-facing slope. The challenging terrain has dictated an innovative architectural approach, ensuring that the residence not only blends into the landscape but also maximizes its spectacular views of the Black Sea.
  • Lower Section of the Plot: Allocated for technical spaces, including a boiler room, security quarters, and a garage. These structures also function as retaining walls, supporting the landscaped terraces and infinity pool.
  • Upper Section of the Plot: Serves as the main entrance and features a covered parking area with a glass canopy, protecting residents from the elements.
This division optimizes access and circulation: guests enter through the lower parking area, ascending a grand staircase, while residents enjoy step-free entry from the upper parking zone.
The villa’s southern façade stretches along the sea view, ensuring that all primary living spaces enjoy maximum natural light and breathtaking panoramas. In contrast, the northern façade follows the strict property boundaries, creating a sharp eastern corner that enhances the villa’s dynamic silhouette.
The western retaining walls form a cascading green terrace, seamlessly integrating the pool structure into the landscape, making it appear as a natural water feature or waterfall.

Architectural Features and Driveway Design

Lower guest parking offers a spectacular view of the villa’s main façade. Visitors enter via a grand staircase, designed in a palatial style, ascending through landscaped terraces.

Upper parking area is designed for daily use, providing a direct, barrier-free entrance to the residence. The glass-covered canopy, supported by three massive pillars, shelters the entrance from rain. A stone bench beneath the canopy serves both as seating and a temporary surface for groceries or personal belongings.

Interior Design and Lighting Solutions

The folding glass doors allow the living spaces to expand seamlessly onto the terrace, an essential feature for maximizing Sochi’s mild climate.
  • Sliding panoramic windows in the dining area connect seamlessly with the balcony, transforming the space into an open-air dining terrace.
  • High ceilings (3.5 meters) amplify the sense of spaciousness.
  • A transparent roof over the upper parking area floods the entrance with natural daylight, ensuring a bright and inviting atmosphere even on cloudy days.

Infinity Pool and Landscape Integration

The infinity pool is meticulously designed to visually merge with the horizon, creating an illusion of endless water extending into the sea. This effect is further amplified by a fully transparent glass end wall, enhancing the sensation of openness.
From an external perspective, the pool structure is an extension of the landscape, framed by terraced retaining walls that make the pool appear as if it is a cascading water feature within the garden.

Technical Features and Functionality

The lower level, aside from housing the garage and security quarters, includes essential technical rooms, ensuring full autonomy and efficient land use. These structures also stabilize the sloped terrain, allowing for additional functional spaces such as a fruit orchard on the upper terraces and a practical parking area below.
This multi-purpose integration of structures and terrain highlights the villa’s customized design, where each architectural element serves multiple functions, optimizing land use while maintaining aesthetic harmony.
